Move Out Policy

Each unit will receive a move out packed with more detailed instructions.  If you are missing your packet, please contact Kohl Property Immediately.

Move Out Instructions

Prior to vacating your apartment you must comply with the following:

1. ACCOUNT BALANCE

 You must pay your December rent and make sure your account balance is $0 (zero).

2. CLEANING

 Cleaning. Your apartment must be thoroughly cleaned so the next tenants have nice place to move into. In order to maximize your Security Deposit return, please do an exceptional job in cleaning. The following Move-Out addendum was included in your lease and is presented here as a reminder.

Carpets. If there are carpets in your apartment, they need to be professionally cleaned. We use Stanley Steamer to clean the carpets; they have quoted us $159 to clean the Biscayne units. You may choose to either hire a professional cleaner of your choice or Kohl Property will have them cleaned. If you choose to have them cleaned yourself, you must include the receipt with your Key Return, otherwise we will have them cleaned and the costs will be deducted from your Security Deposit.

3. KEYS + SECURITY DEPOSIT

The Security Deposit Return Form must be filled out and signed by all tenants as to the disposition of the Security Deposit balance. The form and all keys must be placed in an envelope and either deposited in the drop box ( located in the stairwell to the laundry) or mailed to the address below. We recommend taping the keys to a blank piece of paper to keep them from being lost in the U.S. Mail. If we don’t receive all of your keys, you will be charged to replace the locks! (Don’t forget your mail key.)

4. INSPECTION

Once we have confirmed your zero account and have your keys, we can inspect the apartment and the balance of your security deposit will be returned within 30 days.
